    In this 50th episode of the Deals Deals Deals Blueprint Podcast, our host Mark Barrett welcomes Mark Jones and Meena Kanagavel, winners of the Property Entrepreneur Advanced Deal of the Year Award, to explore how they scaled from doing an HMO conversion and office conversion to a 9-unit development and delivering an award winning 23-unit scheme.     The model is simple, but powerful:

    Source – Off-market opportunities

    Stack – Value created per unit

    Secure – Cash and bridging finance

    Strategy – Purchase → Asset Manage → Refinance → Hold

    This particular deal started with the following numbers:

    • Purchase price: £3.25M

    • Occupancy: Low and under-let

    The opportunity isn't planning, refurb or development, it's asset management and if executed correctly, this is the type of deal that can create seven figures of value in a matter of months, not years.
