  • ADUs, Affordable Housing & the Tech Changing Everything — Leila Banijamali of Symbium

"What if solving the affordable housing crisis didn't require tearing down neighborhoods or building massive developments — but simply unlocking the potential that already exists on millions of properties across America?"

Affordable housing is one of the most urgent conversations happening in cities across America — and Chicago is no exception. The gap between housing supply and housing need continues to grow, and the communities that feel it most are the ones who can least afford to wait for solutions. In this episode of LUXE Life, Jennifer Williams tackles this critical issue head-on — and the answer may be hiding in plain sight, right in our own backyards.

ADUs — Accessory Dwelling Units — are secondary housing units built on existing residential lots. Think backyard cottages, garage conversions, basement apartments, and in-law suites. They are one of the most practical, community-friendly, and cost-effective tools available for expanding the affordable housing supply without displacing existing residents, disrupting neighborhood character, or waiting years for large-scale development to materialize. And yet, for most homeowners, the path to building one has been blocked by a wall of confusing zoning laws, inaccessible permit data, and regulatory red tape — until now.

Jennifer sits down with Leila Banijamali, co-founder and CEO of Symbium — a Stanford-born technology company with a mission that is equal parts innovative and deeply human: to streamline the regulatory side of residential construction and put the power of property knowledge back where it belongs — with the people. Before founding Symbium, Leila was an enterprise technology lawyer who witnessed firsthand how inaccessible and intimidating the permitting process was for everyday homeowners and asked a simple but powerful question: why can't this be as easy as searching Google?

Symbium's platform is essentially a search engine for zoning regulations — type in any address and instantly know what is possible on that property. Can you build an ADU? How large? What does the permit process look like? What will it cost? What are the design options? Information that once required lawyers, planners, and months of back-and-forth with city departments is now accessible to anyone with an internet connection. And that accessibility is not just a convenience — it is a democratizing force for communities that have historically been locked out of the housing conversation entirely.

Jennifer and Leila explore the full scope of what ADUs represent: for the homeowner, they are a path to passive rental income and increased property value. For families, they are a solution for multigenerational living — keeping loved ones close without sacrificing independence. For cities and communities, they are a scalable, neighborhood-level answer to the affordable housing crisis — creating more units, more options, and more opportunity without the politics and timelines of large-scale development.

This is an episode that reflects Jennifer's deep passion for equity, access, and the belief that real estate — done right — has the power to change lives at every income level. Whether you're a homeowner, an investor, a policymaker, or simply someone who cares about the future of housing in your community, this conversation will change the way you see the property right beneath your feet.

"They show up on the job site every day and get it done — with skill, transparency, and a level of professionalism that sets a new standard for what women in construction look like in Chicago."

You've seen women making waves in construction — on commercials, on your favorite HGTV shows, in headlines about breaking barriers in the trades. But this episode of LUXE Life takes it a step further and brings you face to face with two women who are actually doing it, right here in Chicago — and doing it exceptionally well.

Jennifer Williams sits down with Christine Morgan and Rose Kallas, the dynamic duo behind Two Girls and a Hammer — a full-service renovation and remodeling company serving the Chicagoland area. From gut renovations and kitchen remodels to custom cabinetry, Victorian home restorations, and mid-century modern refreshes, Christine and Rose bring expertise, creativity, and an unmistakable work ethic to every single project they take on.

This is an unscripted, no-filter conversation — and that's exactly what makes it so refreshing. Christine and Rose speak candidly about their philosophies, their accomplishments, and what the day-to-day reality of running a construction business truly looks like. They break down how they maintain radical transparency with clients, keep communication clear and consistent throughout every phase of a project, and consistently go above and beyond to deliver results that exceed expectations.

Their drive and determination come through in every word — and if you're watching on YouTube, you'll also get a glimpse of the crew's beloved mascot, Daisy. 🐾

Whether you're a homeowner thinking about a refresh before listing, a buyer planning updates after closing, or simply someone who appreciates craftsmanship and the power of women leading in a traditionally male-dominated industry — this episode was made for you. And stay tuned: Jennifer has many more interviews and in-person visits planned with these two incredible women. This is just the beginning.

  • Navigating the Los Angeles Rental Market with Raine Phillips of The Leasing Department
    May 28 2026

"The Los Angeles rental market is one of the most competitive in the country. Walking in without a strategy isn't just risky — it's costly. Raine Phillips is here to make sure you walk in prepared."

Whether you're relocating to Los Angeles for work, lifestyle, or a fresh start — one thing is certain: the LA rental market plays by its own rules. It moves fast, demands more, and rewards those who come prepared. If you're searching for a place to call home in one of the world's most sought-after cities without the right guidance, the experience can feel overwhelming before it even begins.

In this episode of LUXE Life, Jennifer Williams goes coast to coast and sits down with Raine Phillips, California real estate agent and specialist with The Leasing Department. Based in Los Angeles, The Leasing Department serves renters and property owners across a wide range of communities — from the coveted Westside near the ocean all the way to Glendale — giving their clients access to one of the broadest and most knowledgeable rental networks in the region.

Raine shares her curated list of must-haves, proven strategies, and insider tips for finding the perfect rental — whether you're new to LA or a seasoned renter navigating a shifting market. She walks through exactly what it takes to be a standout rental applicant in a sea of competition: what landlords and property managers are really looking for, how to position your application, and what tools like credit reporting and property management platforms mean for your chances of landing the home you want.

The conversation also turns to the other side of the equation — property owners and portfolio investors. Raine explains how The Leasing Department represents owner-clients from start to finish, taking the complexity out of managing rental properties so investors can focus on growing their portfolios with confidence.

Raine's expertise translates no matter where you're located — her advice is as relevant in Chicago, New York, or Miami as it is on the streets of West Hollywood. This is the rental market masterclass you didn't know you needed.
